We've used a number of different PM companies in Atl and throughout GA...I would recommend Meridian Management Group (MMG) or Strategic Management Partners (SMP).

In addition to speaking/researching the local city/county assessor’s tax office, you can reach out to a tax consultant and often get a good faith estimate for the expected change. Since every state, city, and county can treat property taxes and re-assessments differently, having someone that is familiar with the market and who has fought for other owners in the past is extremely beneficial. Plus they do this on a regular basis professionally, see multiple properties, and have relationships with local authorities.

@Account Closed In the larger multifamily space (generically referring to 75+ units) you'd work directly thru a listing broker to submit a Letter of Intent (LOI). Would subsequently have an attorney draft the purchase and sale agreement contract.

Hi @Bassim Audi - As you said I'm not giving legal advice, but in general on a large multifamily property, it is not uncommon to have service contracts that must be assumed upon acquisition. Laundry and cable contracts are notorious for it. Requesting and reviewing the service contracts are typical during the due diligence period leading up to acquisition. @Brad Hales A great resource on this topic I'd recommend is Wall to Main, which outlines various scenarios and talks through the various issues UDFI, returns, etc. My friend Josh Plave there is an apartment and syndication investor whose had a lot of "real world" experience doing this and is great to get feedback on this subject.
