Peter, Have you gotten an indication that she does not intend to pay, or is she avoiding you in some way? She is not really late yet and an eviction is not the most fun thing in the world. Seems a bit early to panic. The wear and tear she will do to your property, because of the eviction, is probably more than you have on deposit. Plus you will spend your time doing this when you could be doing more lucrative things. Sometimes you have to evict but it should be a last resort.

Michael,
I invest in Charlotte and the surrounding counties for SF rentals. I also work with 2 large REITs across the state and they are not slowing down if anything they are ramping up investment in Raleigh, the Triad, and Charlotte. The returns in all of these locations are quite solid. The challenge today is in locating properties that can be purchased at a reasonable price based on condition. Triad sellers are a little more negotiable than Charlotte or Raleigh, but there are still good values for long-term holdings in all of these markets. I like the Triad for flip opportunities but I fear if there is any slow down the Triad would be hit first due to the lack of diversity in its economic drivers in comparison to CLT or RDU.

We buy our plank from Rite Rug, Diamond Flooring and Sherwin Williams. We like the service of Diamond the best of the bunch and their pricing is really close to Rite Rug. We put in about 20,000 sf of carpet and plank each month, so we have tested the limits of all of these and Diamond has been the best. We use both Shaw and Mohawk and we like the Mohawk products a bit more. The vinyl plank is the way to go for a rental generally unless it is higher end.

Bobby, I am a licensed broker in NC and I focus only on investment property, so I understand your reasoning. I would encourage you to get licensed if you have the money to spend and the time to do it (it takes a lot of time). The requirement of working under a Broker In Charge is a bit arduous in that you really have to find one that accepts your reasons to get your license. None of the big firms will be willing to support and train you because they have a seat cost and you won't be trying to make that seat pay for them. Prior to going through the effort of getting your license, you may want to locate a BIC in your area that will allow you to operate as an investor under their license and guidance, once you get your license. This way you will know that the effort and expense of getting the license will not be wasted. Most small brokers don't have a seat cost because you are operating from your space and on your dime and any benefit they see from your efforts will be a positive because it advances their company through marketing, commissions etc.
