Thanks! I might just end up putting new floor over the tile and reglazing tub , new toilet, and vanity in the pink bathroom. Sounds like ripping up 50s tile is a pain and can be costly.

 And it's got a little retro 1950's flair to it. I think it's more buyer specific this way, but I wouldn't dump much money into it.

 I wouldn't touch those, they are adorable!! $5,000 sounds doable if your willing to put in some of the work and really shop for deals on the materials such as going to liquidators, etc.

What worked for me is explaining why I wanted to do this and that's to buy and hold rentals to put our children through college. Also I let her control the entire rehab as far as picking out the materials. She loves it. Other than that she could careless.

@Danual Berkley I have had success finding my deals through wholesalers. Be careful though and crunch your own numbers.

Got some response for the cash out refinance rate 

3.5%- 1.5% origination fee

3.375% 2% origination fee

3.25% 2.5% origination fee

Other fees 

$750 processing

$500 appraisal fee

$38 credit fee

Title is about $1000

Typically only smaller banks will do this, whether they'll do it for an out of state property probably depends on if they have a banking presence in that other location or not.

The Supply is 10-fold, and less cash needed because my purchase prices are much lower. The average 4plex in Phoenix is trading around $400,000. I like buying units around 110-140 with ARV's of 175-200. That is just what has worked for me.
