@Simon Obas your going to get crushed in fees this route. You’d have to explain exactly why you’d need the hard money loan in the first place

I am curious to all the flippers out there, if you could go back and REDO any of your flips. 

Where did you leave money on the table?

It kills me when I look back at my reports and see I could've saved so much on better financing of materials, shopping harder for products, etc. 

Anyone feel the same?

@Benj Ecker use that money as a down payment with a HML. That is if you are interested in flipping a property.

@T Sanch you answered your own question. Your goal is to earn passive income. If you flip, it’s a ONE time profit.

I would price that particular property per room closer to $550 a room.

@Patric Sepulveda this was the summer of 2015. It was on MLS. We didn't close on it until February of 206. It took forever and was a complete pain but paid off.
