For your market the ROI might be there. For our's it's not. The ROI is in REPLACING the cabinets. If we are sub $400,000 property we consider HD cabinets, if it's $400,000 and higher we use J and K cabinetry. For example our flip our painter wanted $1400 to spray the kitchen cabinets including paint. We had HD white shaker cabinets installed instead ($1500) for the cabinets and $650 for the install. It's a no brainer for us in replacing nearly (90%) of the time.

This is just advice I'd give a friend if they were looking for your first flip I wouldn't do direct mail for your first deal. I would meet your top local wholesalers and surf MLS. I do 10-15 flips a year ALL from wholesalers and MLS.
Direct mail will be a big expense, while most big wholesalers and flippers can make way better margins going straight to seller I wouldn't recommend it for your first deal. Get a flip or two under your belt then expand to go straight to the source.

Whenever we have any issues whether it be smoke smell, urine, etc. We use Kilz. We used the Kilz Restoration on the last one and the results were great. Rip out all the carpet, baseboards, etc. Blast the Kilz everywhere, we even sometimes hit the subfloors!

Hey Chad, Agent/Investor here! I think your on the right track here. To maximize cash on cash returns and with your budget, I'd go straight to Scottsdale. While you can still do very well in North Phoenix, Gilbert and other pockets. I'd also strongly consider still going North with your investment, Flagstaff is much more stable than you'd think and you will get steady year round traffic.

Take it down, stage it and drop the price to $515,000. Maybe then you can get multiple offers and someone may over pay based on emotions if your agent is any good.
