@Nathan Gustafson expect to put 15-20% down. Most lenders will require a 6-month seasoning before refinancing.

You would obviously save money if you sub'd everything out but is it worth all of the gaps in timing? I would say overall this is a good quote. What is the timeline he can have it done by? The demo price is great, quartz counters (2 slabs im assuming? see if someone can do 1 slab) The flooring pricing is a little high if you pick $3 a foot for floors, $3 max to install, overall good quote but everything just a touch over what I pay.

Hi BP!

For the last few months I've been brainstorming how to give back to the "BP" community where I first started on these same forums listening to these same podcast. I do not find myself giving advice to newer members through the forums simply because that's not my style. I am more of a take action, face-to-face kind of guy. 

I want to give one young go-getter the opportunity to walk a fixer over the course of the 4-week period from start to finish. To see the renovations, the numbers, the finishes, the talking with contractors, the EVERYTHING NO filter. 

Must be in the Phoenix, Arizona area. Must be a go getter that want's to be in the fix-n-flip industry. No wholesalers welcome. Shoot me a message and we will see how this go's!

 Awesome, love it!! My mission is exactly yours, we are flipping full-time and rolling profits directly into rentals. We are under contract on 2 flips right now both in the North Phoenix area.

This is absolutely true for our local market. Wholesaler's are getting to 95% of the MLS deals, locking them up and blasting them out to the buyers (you, me, etc.). I used to buy almost exclusive from wholesalers and over the last 9 months it has shifted tremendously.
