This is absolutely true for our local market. Wholesaler's are getting to 95% of the MLS deals, locking them up and blasting them out to the buyers (you, me, etc.). I used to buy almost exclusive from wholesalers and over the last 9 months it has shifted tremendously.

@Ethan Neumann no, you never take title of the property. You never “own” the property.

@Jay Lee the bid would be on overall square feet of home. For example my painter is $1 a foot NOT including paint. Or roughly 1.50$ including paint.

So on a 1500 square foot home, $1500 labor and $750 in paint roughly.

We only use Dunn Edwards for all paint projects including interior, exterior, cabinets, etc.

Hey BP, I have been on this site for awhile now. I currently flip in the Phoenix,AZ market and invest in rentals here as well.

I am curious as to what expo’s/summit’s/conference’s you have gone to or are looking forward to going to in 2021!

One of my goals this year was to attend more, that is the reason for this post!

@Austin Manke Hey Jason, 

Austin nailed it. Exactly why bought it the ‘newer’ area right off the i17 and Sonoran Desert. Our subdivision was built between 2015-2018 and homes are reselling for almost double what homeowners paid and going over list price by the end of the weekends. It is a great time to be in real estate but especially in the North Phoenix area.
If we were to rent out our property we would cash flow over $1100 a month.
