I've been doing it for awhile so their criteria might be a little different but I find the property first. I pay 10% interest, no points, no prepayment, no doc fees. And then depending on how good the deal it is anywhere between 10-20% down. I don't like HML funding the rehabs it slows the process down. I fund the rehabs.

@Alaeddin Almubayed but full disclaimer I do not own any rentals. I flip. My good buddy is a investor friendly agent with 16 cash flowing rentals mainly in Surprise and Oklahoma. He also sold over $100m last year.

@Alaeddin Almubayed Are you working with a investor friendly agent? If you were my friend I never would have guided you this route on many levels.

#1 it’s a one bedroom eliminates a huge renter pool

#2 people are moving out of the condensed areas like downtowns to more surburby areas

#3 the numbers seem not favorable, a house in north Phoenix might cost you 300k, but they are getting upwards of $2k a month in rents with no HOA.

Hey BP! After going back and fourth with my contractor, I need your help. I am flipping a home in the heart of Phoenix, where prices are rising and this particular neighborhood maybe once was ‘rough’ it is now a more than desirable area.

The windows on the east side all have black bars around them. Would you keep?

35k will be a little tough to get started but certainly doable. Get access to a HML with good terms and find a good deal. Best of luck to you.
