I buy the finished product items like kitchen cabinets, fans, fixtures, etc. and drop them off  and give contractor HD gift card for all of the rough materials.

@Eric Velazquez hey Eric. Thanks for your reply. So your thinking there’s no property management teams in place in Yukon and they have to commute from OKC?

My wife and I are considering Yukon Oklahoma and Mustang Oklahoma as our next area to buy several properties. 

It checks most of the boxes we look for in rentals. Can any locals or fellow investors provide any insight?

Hey Mitch, Do you have a purchase contract to purchase the property? Once you get that, start finding someone to purchase your equitable interest in the property.

And to the second part of your questions. Flippers do not normally just split profits, atleast none that I have met. There's not enough meat on the bone.

If you can use hard money to fund your deal, that would be my first choice. But if you lack the funds for down payment and rehab money and will lose the deal because of your insufficient funds I would recommend partnering up with your guy.
