As an agent, I love it when I sell a property prior to holding the first open house.  It has worked out that way when the seller has allowed me to design and rehab.  They are not always happy about spending money, but thank me when I get a higher selling price than what they expected.

When I studied for the MA exam, I used the website: nightbeforetheexam.com.  Was a great resource for me, and I did not struggle on any questions during the exam.

I agree with the other buy and hold investors regarding this making a terrible rental.  Great job taking a pass. Walking away is hard, but it is harder (both emotionally and financially) to have to carry a negative cash flowing property.  Keep looking!
