It’s not passive. Like any non passive investment, I wouldn’t do it if there is no personal thrill for you.

Seasonality. This may sound obvious, but some months might bring in double or triple your mortgage. Others may bring in 70% of your mortgage.

It’s a good start for evaluating a markets potential. 

It does include cleaning fees. 

Id also use rabbu, Airbnb, and awning, and triangulate all 4. Be conservative, come up with high and low bands. Evaluate if you can live with them.

We pay cleaners by the hour. We have 3 sets of bedding.in some instances, cleaner will run to laundromat, however that’s seldom. But if she does, it’s simply part of the hourly rate, which is super reasonable

Purely anecdotal, but I’m in a lot of GA/NC rental groups on Facebook, and I’ve seen a few report slow bookings in the ski are regions of NC. Could be a lot of factors besides location however

I'm still too new at this to be a great judge, but it almost seems the opposite. With so many cleans and eyes on things, it seems things can only get so bad before they are addressed. And, I can imagine that some LTR guests start to feel as though the place is their own, whereas an STR guest is coming in.....as though the are a guest in someone else's home.
