Ed - that's a pretty amazing story on what you went through.  I'm in the Denver metro area and never even considered Ft. Morgan.  There isn't a lot you've stated here that I wouldn't do myself beyond driving the 19hrs somewhere and staying.  I do still have that normal day job that I have to stick with for now.

I've been actively looking at the KC/MO market and if I lived there the fix/flips would definitely be something I'd be attacking as there are a great number of deals there to be had from what I can tell.

You're the second post along the lines of Tuscon and I've been thinking about that area.  I'm not as familiar with that market as a few others I've been looking at.  Do they have any multi-family sized properties of 4 to 8 units in that area?  That's really our target goals to be investing in.

We're basically working on getting into the multi-family property buy/hold investing area. The Colorado market is silly right now, so we've been looking at the KC area and are researching other markets where it makes more sense.

With $40 million (assuming that's after taxes) that doesn't go nearly as far as the most recent lotto. At $447 million (o.k. $447.8 million - but what's $800,000 between friends) after taxes lets assume half of that at $223.5 million. My plan with that would follow much of Linda's outline. I love the LLC aspect (I didn't know but absolutely will do that here in CO). Immediate family would be called together. Anyone of the immediate family living remote would be asked to come for a very important announcement. No mention of why, just basically "get yer asses to my house asap". Once together anyone with a mortgage would be paid off. Anyone under the age of 18 would have either college paid for or some equivalent set aside for them. The kids would also be required to watch and take a test on "Brewster's Millions" (http://www.imdb.com/title/tt0088850/) so they understood what's really important. Anyone retired, they also would have something set up for them that would match similar amounts. The condition is - that's it. Don't ask me for any more money as you won't get it. This would be along the lines of the annuities mentioned as well.


After that,  I'd go to work on building a great long-sustaining real-estate biz along with buying an airplane or two (I'm a pilot for fun.  :D)

I do like the $500 loan from friends.  That's a pretty sweet litmus test.

Ben that's great to hear!  I have been super busy w/ work on another personal project I'm set to (hopefully) wrap up next month.  I've poked at the spreadsheet a bit, but not enough to give it a good shakedown.  However from what I was able to see I really think it's a great tool!

Fantastic job, especially having the before/after photos.  I've seen a couple of fix/flip shows where they and drug folks in the house stealing power.  That is NOT a pretty picture at all when that happens.

My goal is to get to a level of passive income through buy/hold so I can quit my normal job and have a few fix/flips on the side for "fun".  I enjoy that kind of work since right now it isn't "work".  :D

I'm working on getting the pre-approval process going for doing multi-family investing in the Kansas City MO area.  If anyone has some good resources on a lender to work with I'd be happy to hear from them?  Our objective is for investing in multi-family homes of up to 10 units (thus the commercial) but as small as duplexes.
