The good contractors out here are VERY busy and will most likely not go with you to look at properties that you "might" buy because they will not make money if you don't buy. You will need to pay them for their time if you ask them to come look at properties with you. Same here in the East Bay.

Ultimately you still want to sell the house, put it back on the market and let the buyer fight for their EMD

I used to live on 42nd and Balboa out there............very familiar with that area. High Demand and Low Supply is an understatement.

Refusing to allow an inspection? If you were my client I would have advised you to walk right then and there. Even if you do not have an inspection contingency you should still pay for an inspection and if they still won't let the inspection take place that is a deal breaker. This should be part of the offer, period.

If you already have agents lined up in those areas why aren't you utilizing the feedback they give you?

@Joseph Coleman  BOOM..........straight from Paul Moore. His company is one of many that have told me last year that passing the Series 65 exam is one way to be considered an accredited investor.

You will need an attorney for the state you are looking to invest in.
