If the Fed goes to negative interest rates for the overnight borrowing, what does that look like for investors?

The Fed for years was at 0-.25% interest, a loan was in the 3-5%.

Is the logic conclusion mean if the Fed went to -.25-0%, would a loan be in the 2-4% range?

Any thoughts? I know some of the European countries, and now Japan have gone to NIRP. Anyone have any experience from the European side of how its affected RE there?

No one has mentioned Victorville Community College. They bring in a lot of out of state football players. The CC has no housing, so this is one avenue to look into. 

Most Community College / Junior Colleges, with a few exceptions in Northern California, do not provide on campus housing.

No harm in contacting the college, and offering a property for CC students, with the caveat being they pass your tenant screening.

That's a mighty big elephant to eat. One house at a time, one bite at a time. Staying focused, and getting higher quality tenants in your properties will be a big issue. It's doable at a micro level to accomplish what you're hoping to do.

Adding to Daniel's response, a lot of people don't know that IRAs and retirement accounts can be invested in real estate. The following IRS page affirms that an IRA can hold real estate it is just a matter of finding a trust company that will allow for it.

I don't have an IRA yet.

My question is: What's the point of having a Self-Directed Roth IRA and invest in RE? Isn't an unnecessary middleman having the IRA in this case?

Maybe I'm overthinking this.

Houses in that price range, the killer here is capex. 

Rents will be fine, well over a 1.2-1.5 Rent/Value ratio. A bad tenant will destroy your capex reserves potentially, which goes back to the type of tenant you're buying.

15% minimum through Fannie Mae. Tack on some mortgage insurance for the lifespan of the amortization. 20% is the standard as others have said. Able to work with creative financing; a simple search in the top right bar will bring up dozens of links and info.
