If you remember (I'm listening to that recent podcast right now for a 2nd time in a row; slow day at the W2),  it's about adding value.

Let's use an example.

You spend 30k for a house. And you know (before purchasing) that it's really worth 50k because you're going to force the appreciation. 

YOU created value that you foresaw. Hope and pray is a fool's game. 

It's all about minimizing your risk. That entails securing your downside, and adding the value that you see. 

You see what can be, as well as what it is. 

Very much like planning a trip. You have a start, the purchase. The arrival, your exit. How the hell do you get to your destination? Better have a map and plan laid out. You don't hope and pray to find a gas station along the way or hit the road without a spare and tool kit.

If the housing market drops, then scoop up some properties for cheap. You're going FHA, so you're minimally invested with your own money. Plenty of room to get some properties when these prices come back down to Earth.

Fed is going to stick to their guns on the rate hikes, or by reversing course they admit that they were wrong. The market needs QE, investors are losing confidence. Tech is popping again, and gold will rise as the safe haven.

This puppy is coming down.

Keep an eye on China, when that domino goes, the rest will follow.

The Fed is going to raise rates one or two more times this year before they as Ray Dalio put it "tightened themselves into weakness". 

Going to get a lot worst for the global economy. 

Deflation, and credit reset.

Could check county records, and see who the owner is. If it's an LLC, you know they're probably a pretty clever investor, and won't be able to track them down. If they have their personal name, then Google search them, and contact them.

Could contact PMs in the area as well, and ask them.

Realtors, repairmen might know something as well.

Find yourself a niche. Active/Passive. Is RE gonna be a career, or part time until it forces you to make it a full time career? Lots of fun times ahead for you!

 @Brian Lacey, I'd love to know the background about why Brazil is about to have blood in the streets.  I am asking genuinely, because I'd love to know how one would learn both where the next "hot" place is to scoop up property, and if it's in another coutry, how to make that a reality. 

I love the idea of purchasing foreign investment property, but it is, how can I put it, so foreign of an idea to me :-)

There is plenty of information on BP. I'd suggest taking advantage of the search function on the top right. Watch the webinars, and podcast. They're very descriptive in the titles, so it shouldn't be too difficult finding what you're looking for.

But break down the problem because you're trying to tackle too many issues all at the same time.
