This was a very amusing post, What you are describing as "Reverse Wholesaling" is another name for "Real Estate Agent". I work with Buyers and Investors who look for investment properties. I keep a list of wholesalers that I email when i have a client looking to buy and investment property.

Why not just get your real estate licence and you can easily do both ?

Developing a list of cash buyers takes time and is a fair chunk of my repeat business, why on earth would any realtor turn over a part of their book of business to someone ? That's like committing career suicide . It basically makes you their competitor. 

It's not that your realtor can't make you a list of cash buyers, it's that there is no incentive in it for him. Cash buyers don't need a realtor to purchase a property since you are going to be looking for properties for them. If your realtor does develop such a list for anyone , they won't be in business long.

I suggest condos 1-2 bedrooms, buy the crappy ones cheap, do a good rehab and rent them.

First off, if you make your mind to do everything ethically, morally and legally right, then you will sleep well at night.
From time to time you will find a situation where have to be tough, but it will feel bad. For example one of our rental properties that we  PM had a older tenant we had to make a decision to not renew her lease. She was having trouble paying the rent, sometimes 30 days late. The Landlords mortgage still had to be paid. It was a bad situation all around, but we had the obligation to do what was in the Landlords best interest.

Hold on to that contract. 

Decide if its worth your time to find out if owners died intestate (without a will) Then once probate is over find out who the heirs are. 

You chances are close to zero, but who doesn't like a impossible quest from time to time.

You have 3 excellent sources telling you 800-870 and you are talking yourself into 1000-1200.

When you don't know you have to trust your sources. I would make the offer based on the lower numbers.

Check with The Navy Federal Credit Union, they have a better track record with dealing with Non Taxed Income.

Also you may want to consider refiling taxes for 3 years and showing the stipends as income with an offsetting increase in deductions. Essentially you pay the tax but receive it back in the form of a refund. A tax accountant should be able to do this for you.
