I'm wondering how you found real estate agents under your flooring ?

Learning real estate is not hard, Find a Broker who offers a few weeks of training, then take your state test, poof you are a realtor.

The challenge is learning to become a good enough salesman to earn a living selling real estate.

The best way is after you take your test, then find a Broker like Coldwell Banker that has a great Mentoring program, then affilate with then for 1 year while you learn the ropes of SELLING and the tedious task of CONTRACTS

I'd take the hit on capital gains as property values are sure to take 15 to 20% hit

1 - best period to look for new tenant
30 to 45 days before the current lease is up.

2 - best practices on how to screen students to find the best tenant?
You don't screen students, you have parent co-sign and screen the parents.

3 - what facilities in the apartment are most important for students?
Wi-Fi,Laundry,Vending Machines(with Rah-man noodles and caffeinated drinks, condoms)

4 - what's the average rent period for students? what ways to max this period?
During School semester, who year, summers rent to Football and marching band

Would you let to students? or looking for long term rent such as families?
Bent to parents as co signer long term renters are preferable.

These are strange times A global pandemic, disruptions in the food supply chains, rolling shortages at the grocery stores .... have a portable emergency food supply has it's pluses. LOL . We rent some units with pets.

Just like in the last downturn SF homeowners who loose their homes will more than take up any slack in the rental market. Low income renters have no place to go except with relatives.

File a lawsuit in small claims court for costs,damages & fees. Your total time invested will be about 3 hours plus drive time. You have the photos, just establish a timeline, a judge will probably find in your favor, also file against his bond.

I've read your posts and yYou really don't understand what this GLOBAL PANDEMIC is about. This disease is a highly contagious respiratory disease, and if you get it, you have a 18% chance of getting the Type II which if it become necessary to require a respirator, you have a 82% chance of dying.

Economic loss you can recover from,... Dying you cannot recover from.

Your basic argument is that everyone's life has an economic value to the State and that for the good of the State that value can be cashed in if it does not suit your value of whats good for you. That's the very definition of a Totalitarian State  

Remember that when YOU or YOUR family member come down with Covid19 virus and there is not the hospital space or equipment needed because your local hospital is overflowing , then YOUR death was good for the State.

FYI, Maryland does not require a Property Management Licence. Landlords are required to have a Rental Licence and Lead Cert.
