@Vincent Gizzi used washer and dryers are the cheapest used appliances you can buy.

Also some city/ states allow shifting the repair burden on pre-installed appliances to the renter. Some, like Portland , don’t. Research that before you add a voidable clause to your lease

@Paul Bommarito this is a common problem with smart people. Their heuristic for learning is reading/learning focused rather than execution/hands-on focused. The problem is you are absorbing too many abstract concepts with zero actual implementation. Thus these concepts get confusing and lose meaning. You need to figure out a way to execute on one of these ideas you have studied.

Less intelligent people have the opposite problem. They execute and get into deals with out much reading or learning.

@Jennifer Gligoric Louisiana doesn’t offer series LLCs.

@Artem Pustovar call a title company in the exact county the property is located. Make sure you deal with an experienced agent who can tell you the lien order and if the holding seller has extinguished the other liens. There are a few other things they can Check as well. By the way you can do all this yourself at the county seat but you need to know what your looking for. A title search will cost about $100 or free if you have an insider

@Kimberly Kesterke. There are some real slum lords out there, and they are doing a good service by renting to a terrible class of tenants that taxpayers might otherwise have to support
