@Micah Shelton. “Completely updating the home” with new kitchen etc. seems like it may cost more than 10k. Otherwise, good job

@Christopher McDonald I would make a fallacy of composition with “Oregon”. Market dynamics between Portland, Pendleton, and Grants Pass are completely different.

@Dennis M. I’m currently having my cat apply for an anxiety comfort companion certification (CCC) so she can take her pet on flights for free too.

@Keith A. I’m confused as to how being red pilled makes you happier. The useful idiots are quite happy and self congratulatory in their ignorance and unrealistic, fantasy beliefs.

@Noelle Pritchard Barkley the first thing I’d do is slow down. You seem like your in a huge hurry which is likely to lead to a poor decision. We are no longer in a hot market, you have time to do your DD.

@Phillip Scalise at some point LLC's are worth the money spent to set up and maintain them. Considering the small odds of ever needing one for 1-3 properties with under 100-200k of net worth it certainly doesn't justify those costs. An umbrella policy is almost always prudent.

@Luciano A. That’s a funny anecdote however there is one major difference. That’s a private citizen pursuing a civil case with direct standing. In the case of a “protected class” housing suit they are almost always initiated by the state. We both can agree that state generally only pursues certain “favored” types of protected class suits despite the literal reading of the statutes

@Karri Dick even if it did violate a “protected class”, I doubt any state has ever legally prosecuted this type of “female only “ case. Generally they are really after only one type of discrimination.
