Are you guys still doing a meet up?

@Jeff Dulla  I would use the Brrrrr strategy when using the hard money, so i guess it will possibly save me the 20% down payment when I change to conventional financing vs the 10% i would be paying.  But the 10% down is looking better.

There is a local Credit union offering investment mortgages with as little as 10% down and around 5.18% financing. They will do up to 2 of these loans.  My question is, would it make sense doing this loan first  over using hard money to buy my next rental property?  I have a hard money lender that I have used and recently  pre-qualified with. I guess what  Im wondering is if this kind of loan is something that an experienced investor would use first before other forms of creative financing?

So my wife is a new agent with only 2 closing in the last few months. We are about to set off tomorrow and look at a few properties in a small town about an 1 hour away. I am fairly familiar with the coal mining town but not so much with the rental side of it. I have talked with an agent down there that really seems to know his stuff. He is a real estate broker, property manager for the past 20 years. My question is, should I just go with him and let him be the buyer/seller agent for us? It just seems like it makes more sense for him to show us around with his knowledge and history. FYI theses properties are in the $50k to $110k range and I don't have a problem paying his commission now for information rather than get burned in the end. Thanks for any help.
