Post: Found a good lead, now what?

Me and my wife drive around frequently looking for the next property. Yesterday we found what we believe is a hidden gem.  Its been vacant for at least 1.5 years and looks like it.  Small 1100sq foot 4/1 home that needs full rehab.  We talked to the neighbors, they didn't really know anything useful. We pulled the city records and found the owners. An elderly couple on a farm not too far from here.  Should I call or send a letter in the mail? I've never done this strategy before and don't want to screw the deal up. Any suggestions? thanks

Hes in maintenance at my work so training him as a future property manager sound like a fantastic idea! As of right now he lives in a mobile home with 30 to 40k in equity. I could finance for repairs and split the prophets.  After that he would  now have some finances to play with. But other than that, he is not really bringing anything else to the table.

 A younger fellow employee at work has come up to me and ask about how I could help him get started into real estate investing since i bought my first investment property.  I thought we could purchase a duplex or 4 plex together and he live in it and rent out the other doors but im not sure how to make this offer to him and be fair for both of us. He has good credit but no money as I have both the credit and finances needed to put down and repairs if needed.  With him living there, it would be owner occupied. Im not sure what happens when it come down to the tittle and mortgage. We did mention a 7 year cap on the property. Could somebody send me some good options or point me in the  right direction?

We have one rental right now were about to refinance that is strictly in her name. Could she just "sale" me the house without paying normal fees?(closing,title,etc.....)She is a new licensed agent for KW part time and this would just help put her in a full time position as an agent.

My partner/fiance is looking at quitting her 9-5 job to and becoming a full time real estate agent in about 8 weeks. She got her license last winter. So I know It varies from year to year and location but how long does the spring summer "ride" last for agents? We would be doing this ahead of schedule because the market is so good for agents here right now.
