I dont know about other deals that are risky, but im sure mine arent.

Have any of you ever considered becoming a private lender?  Basiclly, you become the bank to other Investors.  You get the interest rate you want but without all the other costly lessons along the way that prperty investing generates.  No worry about buying the  wrong property, rehab, going over the rehab budget, Prroperty Management, tenants, late paying tenants, repairs, damages, etc.

Hi Marina,

Have you ever considered becoming a private lender?  You loan your money to other investors.  They pay you the interest you want.  You donlt have to deal with Property Managers, Tenants, toilets, repairs, late rents, etc.

Instead of owning and dealing with all those issues, have your investors ever considered becoming private lenders?  There is a HUGE market for private capital in the Detroit area and other parts of the nation that have so many sub 50k homes.

They can get the ROIs they want without dealing with everything esle involved in owning rentals.

I am looking for a private lender, for capital to rehab a homes I already own. I need 27.5k ARV will be 60-65k.

@ 10% interest, interest payments will $190/mo covered by the $850 rent collected. exit = refi to a 30 year portfolio loan at 5-6% after 3 months of rent rolls.
