I prefer to buy and hold, but like @Brandon Miller said, it really depends on your goals. It may help to talk through your options with a realtor, so that you can see what margins you would have realistically on the flipping side vs buying and holding. You are correct - we cannot cash out refi (TX A6) on VA loans in Texas. How much do you expect the rehab cost to be? What would you estimate the current value to be?
You could do a conventional refinance, if you had enough equity in the property. But you may be better off doing a personal loan or a HELOC if the amount is not very high and your time-frame for selling is short.

Hey @Darren Looker,
Great questions. Are you going to be cash out refinancing for the primary residence or just rate and term refinancing? If you are going to be cash out refinancing, you won't need to do a HELOC as well, as you'll have the equity from the refi at closing. Typically, investors do one or the other.

There is lots of great information on these responses! One of the other ways you can find a great deal is to have a quick close option on your offer. You are going to need to compete with cash buyers for a lot of San Antonio purchases. We help our clients close in 15-21 days after pre-approval. Hey @Sara Cogar,
I know $100 per month doesn't sound like much, but it does sound like you have equity and future appreciation to consider. From what you are saying, it looks like this property will have 80k in equity when you go to sell it, with only 40k of investment. Not too shabby. Also, are rents increasing in the area? Always something to consider for future improved cashflow.
