@Mike Smith - I agree with @Sterling Williams. There are deals out there, if you are ready to move. We invest in multifamily properties in San Antonio and our last contract we had to move on within a few hours and stand out with a creative offer. That being said, you want a good team behind you who is willing to see the property the day of and give you all of the information needed to move forward, quickly. I highly recommend Sterling Williams and Tim Macy to be your eyes and ears in the SA market. They are professional, dependable and keep you informed of everything going on in San Antonio.

@Alexander Felice - Is right! It's all about building the right team. I invest out of town and feel confident doing so, because I have the right team of professionals behind me. I know my team has my best interests at heart and that helps us move forward with confidence. 

What interests you in Arizona? Have you considered investing in Texas?

Personally, I stay away from condos for investments. That being said, I have seen it work for some investors, if you can get an incredible deal. Just be careful with the condo fees. I've seen condo fees as high as $700 per month, which would greatly impact your bottom line.

Hey Amanda, 

If you refinance and your CF drops to zero, have you considered selling it for a larger immediate return? What is the ARV on the property? Do you have a personal property you could HELOC?

Hey Susan,

I'm a lender and investor myself! These are all great questions. Another great one to add to the list is:

- What kind of a relationship do you have with your underwriting team? Are they in-house? What's the turn around time for response? 

If they don't understand their underwriters, it could be a sign they are going to be hard to work with or that closing could be delayed.

Hey Azaan,

Welcome to the forum - we are so glad to have you! 

Congrats on being able to finish med school in the near future. That's an amazing accomplishment! 

We actually have some loan programs especially for doctors who are in your situation. The program has special considerations for your student loans, sometimes not having to count them at all against your DTI (debt to income ratio).
