Hi Bruce,
First off, welcome to the Forum! I'm not in Houston, but there is one thing that always resonates with me as an investor that's often said on BP. "Okay, the price doesn't give me a good COC, so at what purchase price does it make sense?" This is something my husband and I always ask ourselves when making offers. So, the numbers don't work at 160k, but at what PP do they work? Is it 130k? If so, then offer low. The worst they can say is no. And honestly, if they say no, then, no problem because you were already ready to walk away from the deal at a 160k asking price.

Yikes! 12 Hours per week sounds awful! I know in Austin the utility company can do an average payment every month (basically they average the payments from the year before and charge that to you monthly). This would give you the same payment each month for 12 months that you could have automatically paid from bill pay and not have to run the numbers each month. I think the payment changes every year based on the previous year's usage. It might be worth considering and save you an amazing 12 hours to be used somewhere else. :)

When I interview a realtor, I like to ask a few things:
1. How many clients are they currently working with? (That helps you determine how often you'll be able to reach out to them)
2. What areas of town are they an expert in? (Make sure they align with what you'd like)
3. If they are an investor themselves? (Personally, I like working with investor agents, so that they can relate to the lingo of investing and look for a deal, like an investor would).

I really like San Antonio. They have a lot of future growth in the works and the properties are reasonably priced. With that amount ready for a down payment you could find a nice quadplex that would have 25% down at a decent rate.

We are seeing the same thing with investments in the Dallas area. I have to agree with @Account Closed - I think the apartment and SFR mass purchase boom slowed down rent increases.
