Young, naive, newbie landlord Brooks once had a tenant who offered to buy a new stove. All he wanted was a $50 a month a month reduction on his 12 month lease.
"$600, but a new stove and no installation costs... sure why not."
Guess how the story ends...
Tenant trashes the house while never paying rent on time.
Oh... and no new stove.
My advice? Do it yourself, under your terms.
He rented the place with the current dishwasher.
Tell him to live with it until YOU decide to replace it.

I would look for another realtor.
If you wouldn't be happy with the 2.5% - 3% commission, then why list it?
Pass it on to some young, hungry, upstart who needs a listing to jumpstart their career.

Hi @Aaron Patron, welcome!
I'm not sure of a specific house hacking network, but there are plenty of RE meetups, etc. around.
Best of luck.

Hi @Nathan Hui, I'd look more closely at using any hard money with an FHA loan. With FHA, you're required to live in the house for at least a year and I don't believe you can't refi within that time either.
Have you looked into an FHA 203(k) loan? You can roll your reno costs into the loan.
