@Jeremy Rhodes your first problem - stop using Turbo Tax and pay a professional to do your taxes. Your earnings, now coupled with your REI, make it so using these "do it yourself" tax tools are not in your best interest. Pay someone to do it - you'll get so much more back it will MORE than offset the cost.

@Haley Powell I’ve ONLY purchased out of state and have been very successful doing so. No reason to pigeonhole yourself into a local real estate market - make some calls and find the right connections, you’ll be glad you did.

@Dontrea Riser, the more important question is how much is cash flow in relation to the money invested? This is why cash-on-cash is so important. The rate at which you make back your initial investment, to me, is one of the most important factors in settling on a specific property. The faster you make that money back, the faster you can use it again to go buy more and expand your portfolio.

@Morgan Madill the longer you sit on the sidelines, the more deals that me and everyone else are going to take away from you. Inaction while trying to time a market “correction” is a fool’s errand.

Did you have an ARV number prior to doing the rehab work? For future reference, if you're going to finance ANY part of a rehab job (down payment and/or rehab costs), ALWAYS get an appraisal. That's how you know the investment in sound and will create the value you need to successfully BRRRR.

We purchase homes in both NC & SC all the time without visiting the property. Truth be told, I’ve never been to half of my rentals. If you read enough on BP, you’ve inevitably heard the key is having a good team - it all starts with a realtor who knows you, knows your goals and has your best interest in mind. Hard to find but once you do, you’re golden.

@Mark Fries just so we all understand how impeachment works - the President can (and probably will be) impeached but it’s VERY unlikely he’ll be removed from office because it will not get through the Senate (they need 67 votes for removal and the Senate is controlled by the GOP) - not going to happen.

@Doran Summers we're consistently getting 5.75-6% on all of our 30 year loans @ 80% LTV. Our lender is phenomenal.
