Their are so many different things you can do. Where are you located? If the Real Estate market isn't too pricey in your area you can take advantage of multi-family properties such as duplexes or triplexes. That would allow you to get a low money down loan and you can live in one unit while renting out the other. A lot of people start out doing this to establish credit, generate income, and learn the property management/investment process.
Most importantly, I recommend you read every book possible on real estate investing. Free webinars are even offered on this website!

@Matt Harris is very knowledgeable of the Rochester market, landlord/tenant laws, and all things property management related. I recommend that you reach out to him before putting ink on paper with some of the larger companies in the Rochester market.

@Dutch H. FYI their is an Inland Empire meet up in Riverside area. I know that is different than Coachella Valley, yet, their are a number of people with significant experience that are worth connecting with.
