What do you mean that IKRE, LLC is selling its equitable interest in the property? An equitable interest could be 2 or 3 different scenarios that I can think of.

@Joseph Varnau, generally the information regarding the 1031 exchange on here is correct. Although unusual for syndications, there is the 1031 option known as drop and swap, where a syndication LLC or LP would modify and transfer the ownership structure of its members/partners to tenants in common with sufficient hold time to prove intent to hold for investment for the exchanging owners. This comes with certain limitations and difficulties, so it's best to consult a professional for advice on this issue.

Welcome to BP, @Harsh Patel. I also live in Mission Viejo. I agree, I love Orange County but have not invested here. I would suggest that you consider out of state markets for real estate investing and read the Long Distance Real Estate Investing book. I'm invested in Atlanta and Philadelphia, and soon, Indianapolis.

@Mikael Winkler, if you paid all cash, ask the lenders about delayed refinancing option available under Fannie Mae guidelines without having to wait the 6 months for seasoning. If you financed the property, go back to the same lender and ask to explore options for a cash out refinance with that lender. If they worked with you for the acquisition loan, sometimes they'll provide you some creative options for the refinance cash out.
