27 units at that price is approximately $81,500 per door. If in Sacramento or a good area, I would still take that deal. Are you looking to purchase a property on your own, partners, JV, syndication, other?

@Gina Tavizon, given the positive outlook and projected appreciation for California in 2018, as well as the continuing limited housing supply for Orange County, have you considered purchasing a home needing TLC that you can live in for the next 2 years and then sell for potential tax-free gain?

@Keith Larson, as far as Orange County, I would concentrate on those areas that were built out in the 40's, 50's, and early 60's, like Tustin, Orange, Costa Mesa, and maybe some adjacent cities.

@Jeff Ju, welcome to BP! It really is a great and supportive community. Yes, I agree with you that the Southern California market is expensive and in my opinion, overpriced for investors. I love Southern California, but I have not invested much here. Instead, I would suggest that you consider out of state investing, and check out David Greene's new book, Long-Distance Real Estate Investing.

As a single person, holding title to a property as tenants in common will allow one to will or otherwise dispose of the property upon death in the manner desired and dictated by the person. Joint tenancy by definition has a right of survivorship whereby the title to the property passes to the remaining joint tenants upon one joint tenant's death.
In California, technically, a minor child may inherit and hold property but cannot sell, borrow on, lease, or rent the property. However, allowing a child to obtain title to a property is rarely, if ever, advisable. Usually, the best avenue for a minor child to "inherit" property is through a trust, wherein the trustee can manage the property until the child reaches the age of 18.

@Thai Bun, I see that you're in Long Beach. There are some good 2-4 unit properties in Long Beach where you could live in one and rent out the others. You should check out Long Beach and surrounding cities, if you want to stay local.

@David Greene, I'm one of those California investors that you mentioned living in an expensive market, Orange County, and looking for some better returns outside of this state. I love living here, but just can't stand the low returns here. Thanks for writing your great book. I'm about halfway through it.
