@Travis T. Yes but HOW does one get this credit bureau data? Who did they contact to get it? How much did they pay?

Anyone have the insight as to where companies like batchskiptracing.com get their data?  I get that they get it from credit bureaus... but who have they contacted and how much have they paid to get access to this phone and address data?

@Tucker Cummings do you have any sort of tech ability to set up automations yourself or are you looking for something that already has prebuilt automation?

The CRM is the most important part of your business if you'll be doing marketing and/ or prospecting.  I built my own from the ground up using React.js and Python Flask with a Neo4j graph database (stating that for my other tech buddies out there).  Take your time picking a CRM.  Don't skimp on the CRM you want because you think it's too expensive.

My CRM is for internal use only (not for sale... yet), but I built it to maximize the outreach I can make with SMS prospecting.  I have a 95% deliverability rate of text messages.  I have 80 phone numbers costing me a measly $16 per month and $0.0013 per outbound message.

@Duane Alexander FYI I'm now averaging 94% deliverability.  Around 1k outbound text messages daily.

@Duane Alexander nope I worked in Everett, WA.  Thanks for the offer!  It's been a long development journey, but has allowed me to contact way more people than I was with my old Podio system.  I'm contacting about 75 correct phone number home owners daily now with an average of 85% delivery rate.  There are more things I'm working on to improve my deliverability.  The goal is 95%

@Duane Alexander for the volume I go through (about 8,000 properties per month), I need to carry about 60 phone numbers.

I don’t use STOP messages, but I would if I were offering my CRM as a service to others for compliance.

1) my system automatically purchases and uses new numbers when old phone numbers reach a certain threshold of “overuse”. I leave the old numbers to “cool off” for several months before throwing them back into production.

2) each of my canned responses and automated texts come in 10-15 different wordings. Each time it’s used, a random one is selected so I highly reduce the number of similar-looking outbound messages.

3) text messages are throttled if my system sees that numbers I send are getting marked as spam. Not only will it try to resend these spam-marked numbers at a later time, it’ll wait to send new text messages until it’s safe to do so.

As far as I know, no company does all of these things off the shelf. If they do, please let me know.

I second what @Jonathan Klemm said.  Get at least a basic system in place first.  Pick your desired means of marketing/ prospecting, pull a list from somewhere and GO.

Example: Contact your city office and ask for a list of eviction properties in the last month (address and owner name), put all of these properties in an excel file and send this to skip trace to get phone numbers for each.  When you get the results, update your excel file with these numbers.  Go through and call every number, adding notes for any that say they are interested and marking the rest "dead".  Create yourself tasks to remind yourself to follow up.  Done.

I built my own CRM but the process is as follows:

1) Import lead addresses, CRM auto fills owner names and mailing address on import using Melissa Data

2) Export leads weekly that need sent to skip trace (to get phone numbers)

3) Import skipped contacts into the CRM again.  This triggers automation to start.

4) System sends text message to each number saying something like "Is this Mariana?"

5) If no response after one day sends text message to each number saying something like "Sorry I must not have the right number"

6) If no response after one day contract is sent to purchase target property using algorithm to determine my Max Offer Amount

7) If still no response after 10 days another text is sent to all numbers of contact saying something like "Haven't heard from you, but I mailed you an offer for $429,000 to purchase your place on 123 Main St... did you see it?"

8) If still no response it's marked dead
