I've always based my investment decisions only on the deal itself, not on the economy. The reason being is that we truly have no control over economic factors nor can we predict them accurately (economists will tell you differently). If its a truly a good investment, it will be a good investment in good or bad times. Try to value a deal exclusive of other factors. 

I’m also looking for some odd market deals in Columbus. Anything value add. Flips, long term rentals, multi family, etc. 

Lots of options here. I've done it personally 10 different ways. Conventional financing, FHA, portfolio, cash then cash out. Best bet is to find a good lender that you can bounce ideas off of & one that actually knows what they are talking about and has done it themselves.

Just keep finding deals and the rest will fall into place! That being said, stay on top of everything in your free time. Reading is great but will never teach you as much as doing.
