Plenty of people commute from Hazel Green, I've personally done several deals there. Most of the outskirt cities in the MSA all work, you just need to double check that a good manager will drive out there.

The problem with your options is that both of them are great. The STR may be more management intensive. I'm biased to the Huntsville market since I've done 100's of transactions here, but I have several friends doing very well with East TN cabins. Happy to help if you start looking in HSV

My advice would be to go and physically see the market you want to buy turnkey properties in. I know several people who bought turnkey but didn't realize what the neighborhood was like, or what the quality of their property's rehab actually was. This may seem overly basic but you'd be surprised how many people do almost no due diligence. I'd also go and see properties that your potential turnkey provider has rehabbed and rented so you can see the quality of their work. Turnkey can be a good as long as you do it with care.

@Kyle H. Welcome to Alabama! Huntsville is the better pick for living IMO. You may be able to house hack a single family residence easier than finding a deal on multifamily. Walk out basement used as an air b&b has worked for several people I know. With that being said, there are several pockets of town that have groups of quads and some are even for sale, but the prices have been heavily inflated so you may be overpaying to actually get one. Cotton row and ascent trail are two spots with quads, I'd call them C class areas but trending in a positive direction. There are also some in 35805 as well as 35803 but I don't see many of them trade much less at reasonable prices. The best case scenario would be finding a quad in Madison. There are a few meetups including TVREI (Tennessee valley real estate investors) which I believe meets on the 4th Monday of the month but is currently being held on zoom. MCREIA is another group that has some great networking as well as classes for specific types of investing. I'm an investor and wholesaler here too and would be happy to connect

Definitely don't wait! A lot of the 2-4 units trade off market so you're going to want to join facebook groups for Huntsville area real estate. You'll find some properties that aren't on Zillow being posted in those groups. You can also look to connect with wholesalers in the area. Last but not least, you can always buy a list of 2-4 unit properties, skip it and make some cold calls.
