Check out @Rob Drum 's market watch videos for the Birmingham area to get a feel for the market. There are also resources on here to get an idea for the specific submarkets around the city. Just know bham can be pretty block by block so you always need to do your due diligence.

I would double check to see if people have been paying the HOA at all. I've wholesaled several condos where there was a lot of back hoa fees and then when I looked into it, almost everyone had been neglecting HOA payments. I've seen this several times including in 35806

First of all congrats! I'll simply say this, I would go a little slower than you think is necessary. It's easy to want to want to invest it all quickly (I know because I was in a similar position), but it's also easy to make mistakes this early in your investing career. Just like training for an ultra marathon where you run slow miles in practice, you should be taking a little extra time considering every opportunity. Positives are strong job growth, population growth, rent growth and appreciation. Inventory is tough but if you know people finding deals, you can still get deals done. It's close to impossible using the MLS. Short term rentals do well but they're usually referred to as "corporate housing," where people coming in to work on the arsenal anywhere from 2 weeks to a few months rent at a higher rate than a standard rental. Another positive is Huntsville's performance through the last crash was relatively strong due partially to all the government contracting I assume. I'm investing my money here!

97% occupancy rates, strong rent growth, general appreciation, it's just a good place to be investing.

For the Cashflow you mentioned 35810 is probably your best bet. It's a C class zip code for the most part that is beginning to appreciate quickly. It'll be tough to get that deal off the MLS, you'll want to be talking to wholesalers, property managers and agents for what they know is coming up off market. You might try calling a couple property managers (especially if you are going to use a manager). They tend to know people that can get a job done.
