Welcome, @Jordan Christensen. Looks like you're interested in many different facets of real estate. My only advice would be to pick just one of the different investing strategies to begin with and focus on that at first. There is so much to learn, so I'd fear that you would be trying to tackle too much if you don't focus on one specific area. Good luck!

I was planning to flip this house in Ogden UT (Weber County) but we've got too many projects going on right now so we're selling at an investor price. The purchase price is $99,000. Repairs should be about $15-25k. ARV for this house is $150-160k

Hey @Garrett Fronk, congrats on this deal. We're decontaminating a meth house right now in Ogden and it'll cost us about $5k to do the whole thing, and this house is ~1700 sq ft. Let me know if you have any questions.
