I would like to point out that not all PM companies charge those extra fees. My company does not charge anything outside of our base management fee. I would highly recommend shopping around for the right company. Also, you should be looking at PM as a partnership and not an expense. Many investors need to begin searching for the right partner who is going to help them grow. A good PM should never feel like an expense.

My first recommendation would be offering a "quick 50" to tenants. Having someone else share the info on who is causing the issues would potentially help in court. Also, you can place security cameras in the trouble areas fairly easily. Both of these seem to be pretty simple solutions. I would also like to point out that depending on how the lease is worded, if you have decent proof on the culprit, this is not considered a protected eviction. The moratorium is based on late rent, not violations of the lease agreement.

I would highly recommend looking a bit west in Rock County, Wisconsin. I work primarily in the Janesville and Beloit markets. Based on your criteria, this market is very fitting for your goals. Couple that with business growth and development from Amazon, ABC Supply CO., Dollar General and many tech and medical companies, this market is on the up and up. Buildium is the property management software we use, and they provide a state of the rental market report every year. This has been a great resource. Also, if you just search for job growth and profitability, Janesville, WI has begun showing up much more. This market has been great for our clients and the Rock County, Wisconsin market has grown exponentially. The local economy has grown very rapidly with some very large businesses moving into the area. If you want to take some time to chat about the potential in the market, I would be more than willing to do so.

Our clients here in Rock County work with Advia credit union. Rory Colwell is the commercial lender we work with in this area, but they have done great work for both in and out of state lenders.

The way I look at it is this. If you are strictly looking to become an agent in order to get MLS access to acquire properties, then no you should not get your license. This is because you can easily find an agent who is willing to provide you with MLS info and show you the deals you need to see. However, if you are looking to either help other investors, or selling your own properties in the future, then becoming an agent is much more worthwhile. Depending on where you are located, becoming an agent could cost upwards of 2k and then roughly 1-2k annually going forward. So you should be aware of that before getting a license to just see MLS data.

I would highly recommend the Rock County, Wisconsin market. This market has been growing at such a fast rate and the local economy is booming. I work primarily in the Janesville and Beloit markets and investors we work with have seen phenomenal returns. The relatively low cost to enter the market, coupled with low vacancy and high rents has produced great returns for many investors both in and out of state. Businesses like ABC Supply CO., Amazon, Dollar General, Shine Medical and Mercy Health have kept unemployment low and have brought many skilled white collar work to the area. If you would like to chat about the market or the potential, or just chat to see how your goals fit into this area, I would love to take out some time.

I am located about an hour west of Milwaukee in Rock County, Wisconsin. I would argue the Janesville and Beloit market are posed even better for REI. The job growth over the last 3 years has made this market perfect for out of state investors. The county-wide vacancy rate is below 2% and companies like Amazon, Dollar General and ABC Supply have created a great economy here. I work in the Rock County, Wisconsin market and I would love to help you see some of the value here. I work primarily in the Janesville and Beloit markets, and I would highly recommend taking a peak into the growth and expansion here in recent years. Amazon, Dollar General, ABC Supply, Shine Medical and Mercy Health are among some of the major employers boosting the rental market currently. The vacancy rate is currently below 2% and this market is showing awesome potential for buy and hold. I would love to take the time to pick your brain and hear your REI goals. I would say there is some benefit to helping you acquire your own properties. However, you might be better off finding an agent who is willing to dig and help you succeed. Now, if you intend to either sell and list your own properties or to act as an agent for others, then the benefit is much higher.
