I work in the Janesville and Beloit, WI market as a property manager and agent. I would highly encourage looking into an out of state investment for your second property. With low vacancy rates and increased business development from Amazon, Dollar General and ABC Supply Co. this market is a great opportunity for turnkey investments and high yield out of state purchases.

This is a very common thing in the property management industry. Not all companies charge this fee, however, it should be something you discuss with your manager prior to signing the agreement. As you work through this contract, it could be a negotiating point prior to your next re-up on your contract.

I will take this opportunity to plug the Rock County, Wisconsin market. This market is much cheaper than many and it allows money to go much further. Out of state investing is very popular here right now because of the cheap entry prices. It also gives you the option of working along side of some major business growth here in Janesville and Beloit. NEVER FALL FOR THE CASH UPFRONT TRICK. Make sure your tenants meet your requirements and do not violate those. I wish you the best of luck on your search. Never deviate from your system and then you can know you are placing good people. If you are struggling to find the right people, maybe you can then loosen your requirements a bit in smart areas.

Best of luck on your journey. We started Wisconsin Property Managers in 2017 with 9 units and we are now at 140. This process has been very busy, long and difficult to grow the units. The biggest thing you are going to run into is that it truly is a numbers game. You cannot become truly efficient or profitable without a good chunk of units under management. However, getting units requires you stretch yourself very thin. Your best asset will be becoming an agent yourself as well because you will need to be associated with a brokerage anyways. Practicing as a PM without a broker or the proper connections would be very illegal and could make you very liable for any issues.

For 4 units, you could use an FHA or 203k loan. Both of these loan programs only require 3.5% down. This allows for you to be able to enter the property for 17-20% less than you had planned on spending for the same deal. Best of luck!
