I highly recommend you look into the Rock County, Wisconsin market. Janesville and Beloit are two markets that are so strong right now. The low point of entry allows 100k to go a very long way. Coupling that with the massive economic growth in the area, I really think it would be a great fit. If you are curious to learn more about what 100k could do in this market, I would love to chat more some time soon!

I always recommend landlords keep holding rental properties. You can continue to build the cash flow and use that to help you grow your portfolio and build your passive income. Your next step is going to be networking with local investors. Use BP, local meetups and any other means to introduce yourself to people in the area. This is going to help you find like minded investors, while also introducing yourself to potential deals and connections that could greatly improve your investing. Lastly, you should create some form of campaign, whether that be yellow-letters, other direct mail or skip tracing campaign. This is going to get you a great start in building a very healthy portfolio.

NETWORKING, NETWORKING, NETWORKING. Your best friend is going to be using local meetups and BP to meet with other people. This will allow you to meet people and get your foot in the door with other people who have like minded goals.

I would always stay to stick off BP for tax and legal advice. However, one thing I do know, is I cannot think of a scenario where the liability that comes from buying in your own name is worth the lower rates on investing. LLC is the way to go.

That could work, however, I would still recommend using local lenders. This will give people more confidence in your pre-approval if it is locally based with someone they know and trust. Good agents or managers will give you great lenders to work with in any area. Investing in Wisconsin is a huge plus to investors. I work as an agent and PM in Rock County, WI which is primarily Janesville and Beloit. This market is so successful for 2 major reasons.
1. The point of entry to buy into this market is extremely low and allows for investors to purchase properties at a significantly lower rate.
2. Amazon, Dollar General and ABC Supply Co, among other companies, have boosted the economy to a great spot. The employment rate is on the rise, vacancies are low and many tenants are looking to rent and that is pushing rent rates up.
