If you qualify for the withdrawal/distribution it would work. In addition, You have up to 3 years to return it to the SDIRA.

If the generic ones don’t offer self direction it can be modified to allow self direction. Sometimes it is as easy as checking a box and if not a one page addendum makes it possible. Check box in our business was all it took.

I put as much away as I can in tax advantaged plans such as IRAs and 401ks.
I then look for the best and safest returns to invest in. I invest my Roth money first because it is most valuable, then I invest my tax deferred money, then I use my discretionary taxable funds to invest.
Now, I am a third generation real estate investor so I know and understand real estate but I also know diversity is good -but only if it is in investments you know and understand. I must also confess that stocks and bonds are hard for me to understand and make money with. CD interest rates are less than 1% so it doesn’t make sense. I do some Physical precious metals because it can’t be manipulated as easy as currencies this making it a hedge or insurance policy. I also do private lending.
So the real estate deal or note with the best return goes into myRoth or HSA account, the next best deal goes into my traditional Ira, then lastLy my taxable money is in the lowest return investment. Safety and security is very important to me.
I get diversity from different real estate deals(commercial, office, sfr, industrial, land etc) or real estate related investments (notes/mortgages, tax liens, options, etc).
The key is to get control of your tax advantaged plans and invest in what ever you can do to make the most money with the least risk.
It is best for me to load up my 401k and IRAs and invest it in real estate. So the answer to you’re question is yes to both. I don’t think they are mutually exclusive.

All retirement accounts can be subject to QDROs. If money is moved to the spouses qualified account it is considered much like a transfer. Otherwise it is taxable at a minimum and potentially subject to penalty dependent on type of account. There are easier ways to get penalty free distributions.
You can also use your 401k or Ira to buy real estate As a plan asset.
