There is a wide market for alternative investments. As a Self-Directed IRA administrator, I have seen clients with all kinds of the above mentioned investments.

Given your budget for each category, there is a PPR weekly auction where you can bid on notes in that price range. If you would like to learn more, you can contact my colleague @Dave Van Horn

If you are an accredited investor, crowdfunding could be another option. We have worked with IHT Realty and also Yield Street.

Also, you could attend some investor groups like Real Estate Investors Association (REIA). People are usually looking for investors in those groups. I am not familiar with any specific groups in Arizona as we are based in Pennsylvania. However, I am sure that they are out there.

We are a SDIRA administrator, but out of respect for bigger pockets we don't want to blow our own horn. Below are 3 things to consider when selecting a custodian/administrator for a self-directed IRA.

1. Knowledge (They actually know what they are talking about)

2. Customer service (can you reach a person, how quickly?)

3. Ease of transactions

If you wanted a Roth, you could convert your Traditional IRA funds into Roth. A couple things to be aware of, the amount you convert will be taxed, and be considered income. Some investors wait till they are having a year where their income is lower than normal, and they will then convert funds to a Roth. If you are interested, ask your accountant if it would be a good move to make.

If you moved your money to a Self-Directed IRA, the IRA could purchase this property and receive income right back into your retirement plan. There are many great tax advantages of having an IRA buy the property. I would be happy to connect and answer any questions you may have.

Another funding option would be using her grandfather's IRA money. He could open a self-directed IRA and write you a note for your investments. I would be glad to connect with you and answer any questions you may have.

I agree with both people above, both the Roth IRA and a self-directed 401(k) has pros and cons. I see above that you mention you are a general contractor, please be advised that as a prohibited person you or any company you own will not be able to do the work on any real estate asset in your IRA.

A checkbook LLC is where you would open a SDIRA and establish an LLC. Then you will have personal control over all payments and transactions for your real estate purchases. You will need to make sure you work with your accountant with a checkbook LLC as your IRA administrator most likely wont see all your transactions and keep the records.

You are not able to use depreciation inside an IRA or a Solo 401K, unless the plan borrowed money for the investment.
