You might consider partnering with another investor on an SFR or MFR. A flip or two could give you extra $ for buy and hold.

I would assume the cost for moving can vary SUBSTANTIALLY depending on distance. The terrain could be trouble too (not to mention relocation of obstacles in the moving path). Not in my wheelhouse, that's for certain. Best of luck.

You're barking up the wrong tree. Work with a wholesaler or a flipper/holder. Or join forces with someone in another market. I operate in Southern California.
