Can you post more details? Property specs. Property location. How you arrived at your ARV #. Dollar amounts of all your estimates. Your asking price.
What is your reason for selling to investors instead of end user? Why don't you renovate the property yourself? If your asking price is reasonable, why do you think no one is willing to pay it? If you're offering a 10% profit to investors, have you considered that maybe their risk in doing the deal might need a bit more cushion in the event of unforeseen expenses? How much does it cost for you to sit on this property without selling it?
Hire a good attorney and sue Al Gore for misrepresentation.

If you have to repay it, it's simply a loan. Shouldn't be any tax implications with a personal loan.
