Get a new real estate agent, and have a real estate attorney get involved. It will straighten up the seller immediately. They have made promises they are obligated to keep.

Sounds a bit ridiculous to be honest. You have no cash, but want to keep the person coming in with ALL the cash from controlling any of the finances. In your opinion, which one of you have poorly managed their finances to date?
Hi Yuriy, I'm a real estate broker and I simply tell the listing agent I'm buying the property for myself and would like to present my offer directly to the seller. If they don't have activity on it, they will likely be receptive to it. Good luck.

Sounds excellent, but what happens when the stock market pulls back AND your companies discontinue dividends? If you're invested in real estate with cash flow.... the flow keeps coming in regardless of the stock market or any individual companies. Maybe consider a mix of the two???
