So, just to make sure I understand you correctly, with borrowing money in the form of loans of course I'm going to have to pay an interest (lets say 3%). This is why the average person would shy away from borrowing money if they could pay cash (that way they don't have to pay interest). However, the reason why leverage works is while you will pay back 3% interest, you are looking at likely doubling (or more) in ROI from the property. This ultimately frees up your cash to use for other things that loans may not cover (stocks, bonds, rehab, or more real estate). So, the benefit is, you can grow your portfolio and have more streams of revenue, rather than just having one on one property (even if it is 100% cash flow because you would have 100% equity).
