"Top of the market" is just a matter of perspective. For a market that never feels appreciation like STL, they may think today is the top. If you ask someone from Shanghai or Hongkong they say OMG it's so cheap. For investors that have experienced a real currency devaluation crisis, today's market is buying opportunity and rock bottom as the investor is looking forward.

@Fred Cannon: one of the best CoC I've seen is a 1/1 condo. It's 30% CoC. So you're right. This condo thing is often overlooked by investors.

After having multiple duplexes in so many states, what I achieve is low uncorrelated market risk property but the return profile are pretty much similar.
Yes getting to scale is easy without too much headache with large MF, it's kind of the middle.

The best tip for any investment (stock,RE,private,debt,etc) is to understand the risk first. Don't focus on profit or return. When you able to manage the risk you will be prepared.

We're very far away from the top of the market becoz 35% of the market is still having cap rate above 8% and the most expensive area is still on 4% cap rate.
When they're zero cap rate then yes you say it's the top.

What worries me more is when a lot of BP poster wants to buy 6 figure house with other people money. Perhaps guru is not the problem but Biggerpocket is the problem :) ha ha

You may use a spouse that has a stable W2 income. For conventional loan with rental property, as long as the property is cash-flowing after 1.3 DSCR (75% of gross) and at least 25% down, the bank may still underwrite you. But not all banks. That's the trick.
