@Thomas S. Let me go ahead and re-phrase your initial response for you, so that you can get a better idea of the type of community that BiggerPockets strives to be:

I believe that this would have been a more "constructive" way of getting your point across, as is the mission of BiggerPockets.

Also, I'd avoid redundant phrases such as "Your tenant is not the problem" or permutations thereof, as they imply malice and condescension.

Lastly, I don't recall "complaining" about anything. I was merely stating a problem and trying to work through the best and least costly solution, which you failed to provide.

If you're going to be malicious, condescending, and rude, I recommend you create an account on Reddit.com, where the rest of society's roaches congregate to insult one another.

@Alexander Price It has not cost me anything to have them pay late. They always pay the late fees, so in theory, I am actually making more money than if they were paying on time. It is the inconvenience of having to chase them down for a few days until they pay (time and my sanity is money?)

@Dana Dunford It's a one time late fee now. If I add a daily one, I will end up having to evict them. They can't afford an escalating late fee. 

I think I may end up just meeting with them and see if I can work out a payment system. If he indeed is getting paid at odd times, then I can structure it so that he can pay when he gets paid. I'm inclined to not renew the lease, though and have them on a month-to-month just in case things get worse.

I am being presented with quite the dilemma and I'd like to poll the BP community to decide what I'm going to do:

I currently have a tenant in one of my smaller units that consistently pays late. There has not been one time that this tenant has paid on time. He always ends up paying and pays the late fees but usually pays late, sometimes close to 10 days late, after I call and send emails, texts, etc. It is an inconvenience for me from a property management perspective having to go through this "collection" ritual every month, yet at the same time manageable, since he does end up paying. The guy seems to have a strange "pay" schedule from work so he doesn't always have enough cash to pay exactly on time and then does pay once he gets paid.

The dilemma is as follows: His lease is up in 60 days. Do I kick him out and deal with the cost of a vacancy/turnover or do I keep him as a month to month and continue to deal with his late payments? There is also the risk that a new tenant will be the same although having costed me more in turnover.

Looking forward to hearing some thoughts.

James Johnson the mortgage broker I work with is based in Chicago so you will only talk to him on the phone and via email but I found that he was able to get me the lowest rates on my primary in Miami and got me an approval when other local banks were rejecting me. He also has a very robust online system where you can upload documents and track the progress of your loan. It makes the process faster and more streamlined. If this is something you might be interested PM me and I'll provide his contact.
