@Ken T. Realtors in Miami can be very unprofessional. It is a very competitive market which lends itself to a lot of corruption, which breeds "douchey" people. Honestly, the current state of the market is one where, as an investor, you are better off sourcing your own deals. Anything that you get from a Realtor that is "on market" is going to be priced at retail and often times will even negatively cash flow. Remember, a realtor makes their money from a commission that is based on a percentage of the sale price of the property, so it is in their best interest to sell their product for as much as possible, and in Miami they are able to do this.

That said, there are deals to be found. You just need to apply yourself. There is no shortage of wholesalers in this market, so try to zero in on those that are legit (there are a lot of scammers out there) and make the right connections/relationships that will allow you to sniff out good deals. 

Lance is right in saying that the market will eventually bottom out, but if you're in it for the long term, Miami will always be a high demand market that attracts major investment.

Did you mean to say $10k? If so, why is the house so cheap? Depending on its condition, that would make for a great deal.

I'm currently selling a property that I hold a 50% equity stake in. This property is titled using an LLC. It is currently for sale and I would like to use the proceeds to purchase more property. Question is as follows: once we sell the property, is it possible to 1031 exchange only my 50% of the sale proceeds so that I can buy property for myself, without my partner?

Hae-Yuan Chang I would use an insurance agent. I can recommend mine (message me). They will shop around for you and make money off the policy so it doesn't cost you anything. It will save you A LOT of time.
