I wouldn't do it. It's another thing that's going to break and require maintenance, especially in rougher neighborhoods (where security is an issue). On higher end, luxury rentals, it could be a nice feature though those types of tenants probably won't have any problem just paying it themselves.

Licensed realtors have access to a database that provides more detailed info on condo buildings. If you have any realtor friends just ask them to help you. Email or message me for more info.

Ocean Bank likes real estate and they are fairly flexible.

h is more conservative when it comes to Real Estate because they are a fairly new bank but if you bring them anything in Hialeah they will jump on it.

I have also heard a lot of buzz lately about Biscayne Bank, though I have never done business with them.

@Jose Gonzalez There are deals to be found in any market--even an up market. If you invest in solid cash flow and purchase your property at a discount, you will be safe no matter what. You may have to lay low during a down market and operate conservatively if you bought in an up market, but you will get through it (and also be buying more property in the meantime), but like @Account Closed said, if the numbers don't make sense, it is not a deal to be made, regardless of market conditions.
