Some areas are crazy but you still can find good deals for rent or flip

go to the local REIA, we started in that way, ask contractors on Home Depot at 6 am how are the wholesalers of their clients

great, normally we are conservative about price, on my first deals I used the highest but now we use the average, just remember maybe the DOM is 30 but if you are closing with an FHA buyer, closing will be from 30 to 45 days from the time to contract

do you have a Realtor friend? he/she can run your comps on the MLS and on the RPR

@Youdo Thirakul ,    please check the roof, and also try to go and see the properties available in the same subdivision,  if you are flipping the property  you better offer better look than your competition,  the Automated Valuation Model (AVM) on RPR is $244,000,  we always budget 90 days from the time we buy it and the time we sell it,

When we are a new area, we always go a 6 am to Hoem depot, at that time you will meet the Contractors that are in the game working, we prefer to work with busy contractors, also call your prefered title company for referrals and try to be part on a REIA, you will get a lot of good referrals there

@Symphonie Morales   Sometimes the tenants are like that, just take it as your accelerate class on landlording,  @Deanna McCormick is right,  offer an incentive to leave and not be available all the time, give them a letter on how they need to contact you and what is and what is not urgent and what by law you have to fix
