@Jean-Marie Poth, please check the new tenant as he/she was new, you can add him to the lease or do a separate one, i will do a new one,
The deposit si for the property, the tenants need to deal each other for it

@Chelsey Jones, i have license on Florida and Virginia, all the states have different tenant law, call a Realtor in your area as ask for it, you will use a standard one and add terms that protect you

@Tom Murphy, if you do not want to be involve on any part of the deal, if I were you, i would be the lender (private lender) and get paid monthly, i do use that way with my friends that invest with me.
What will happens if the property will make no money but you are the only one responsible for the loan?

Hi Belinda, do you have the property under contract on your name? did you find the buyer? do you have a assignable contract document? who is the title company? i do assignment of contract a lot but i control de closing always, the title company needs to have the form in front before closing, if you do it in that way you should get paid
